Different management companies have different rules (we know which ones work with whatever issue you may have, credit, bankruptcy etc), but to make it even more tricky, often the same management company may have entirely different rules for each property, that has more to do with the actual owner rather than the management company, sometime the owner sets the criteria, sometimes the management company sets the criteria, BUT ALL YOU HAVE TO KNOW IS....WE KNOW HOW THEY ALL QUALIFY, and you know US!

Qualifying for an Apartment
The apartment communities look for 4 things before they determine if they will rent you an apartment.
1.
Rental History – apartments like to know that you have rented before (if you have) and will call to verify that you were a good renter, paid on time, didn't cause trouble, gave proper notice before you moved out (you ALWAYS have to give notice of your intent to move out either 30 or 60 days BEFORE your lease expires (depending on their policy) and they want to verify you do not owe any property (apartments, house or duplex) any money, either for rent, for clean up or by failing to give proper notice.
Having a Broken lease (you didn’t fulfill the lease contract) or an Eviction (the apartments went to court to force you out because you didn’t fulfill the contract will SERIOUSLY LIMIT YOUR APARTMENT CHOICES for MANY YEARS TO COME.
First time renter
Everyone has to start somewhere, your first apartment probably won’t be your dream apartment, many apartments may require either rental history or a co-signer, someone, usually a family member willing to sign the lease with you guaranteeing that if you don’t pay, they will.
Its ok of you don’t have these options, many apartments work with first time renters, they usually require an extra deposit for lack of rental history, the extra deposit can range from $200 to 1 months rent.
There are a few apartments, very few, that do not check rental history. They don’t advertise this, your best bet is to call an Apartment Locator, we know where they are. Apartment locators are 100% FREE for you, they are paid by the apartments.

Credit – don’t believe what you hear about no credit check apartments, ALL APARTMENTS CHECK CREDIT. Some apartments do however work with a lot more credit issues than others, some do not look at medical bills, some require only the best credit, if you apply and are denied you will lose your application fee. Apartment Locators know which apartments work with credit issues.
3.
Criminal History – ALL apartments check criminal history, be upfront BEFORE YOU APPLY, you might save yourself an application fee. If you are not upfront and it shows up…you falsified the application and will lose your application fee, maybe even your deposit. Some apartments work with some misdemeanors, some will turn you down if you have any misdemeanors (except for traffic tickets). VERY FEW apartments will work with a felony, regardless of when it’s from.
4.
Income – the apartments require proof that you will have enough income to pay for the apartment, the STANDARD requirement they want to see is proof of 3 times the monthly rent for your monthly gross income, gross income is the amount you earn BEFORE they take out taxes and deductions. There are some apartments that only require 2 – 2 ½ times the monthly rent. They don’t advertise this, so again, call a locator.
Proof of income – PAYCHECK STUBS is the preferred proof of income, they will usually require 4 – 6 weeks of the most recent pay stubs. Other means of proving income can be an employment verification, the apartments can fax your employer asking them to fill out the employment verification form and fax it back to them. If you are paid cash and you DEPOSIT IT IN THE BANK regularly, the past 6 bank statements can sometimes also work as proof.
Other income such as child support or Social Security can also be used as you have the court order and can proof that you do receive it or you have your Social security award letter.
